DLF Reis Magos
DLF has named Reis Magos villas among its FY27 launches. Local approvals have been questioned, so confirm the current status with us before you plan a booking.
Reis Magos is the hill above the Mandovi where DLF's Goa villas are planned. Get the site facts, the approvals status and a villa checklist, and register to hear first when details are released.

Reis Magos is a small village on the north bank of the Mandovi, directly across the water from Panaji. It is known for the 16th-century Reis Magos Fort, the river views and a hill that looks over the city and the estuary. Next door is Verem, and the Candolim and Calangute coast lies a short way along the road.
That setting is why DLF's villa plans are here. A home on this hill looks out over the Mandovi and the capital's skyline, with the Bardez coast close by. It is a premium address for a family that wants a view first and beaches within reach.
This page is for buyers asking one question: what is DLF doing at Reis Magos, and can I book? The short answer is that the villas are an announced plan, the site status is under review, and no official price is out. The rest of this page gives the detail you need to decide.
Look at the hill as a neighbour would. It is part of a living village, with a fort that draws visitors, a naval presence nearby and homes of long-standing families. Any new project has to fit that setting, which is why access roads, tree cover, drainage and noise during construction are the points locals raise first.
Share your own priorities with us, such as view direction, villa size, parking and budget, and we keep them on file. When DLF releases a plan, we match it against your list and tell you plainly whether it fits.
These cards cover the hill site under both of its names and an enquiry card for more homes nearby. Share your budget and we send the first details when DLF releases them.

A hilltop villa project on the Mandovi river. After local protests, DLF applied in July 2025 to deregister it with Goa RERA. We have not found a final outcome, so check before booking.

Reports describe the site as a hilltop of roughly 7 acres near the Naval base, overlooking the Mandovi. Another listing mentions a much larger area, and the unit count ranges from 62 to 84 villas. The numbers conflict, so use them as a range until DLF's registration settles them.
The press has mentioned a project value of about Rs 443 crore. This is a reported figure for the whole project, not a per-villa price. Earlier filings name DLF Exclusive Floors Pvt Ltd and Bhamini Real Estate Developers Pvt Ltd as applicants, so ask which entity signs your agreement.
Villa types are described as 3, 4 and 5 BHK on one portal and larger on others. Plot size, built-up area and floors are not officially published. Ask for the brochure only after a registration is live.
Read every figure on this site with a margin. A project can start at one size and be revised after review. When a registration is live, the plan on the Goa RERA page, not a portal listing, is the one to trust. Print it and compare unit by unit with the brochure.
Residents objected to hill cutting at the site, and in September 2024 the state announced a review of approvals. In July 2025, DLF applied to Goa RERA to deregister The Bayview. DLF has since named Reis Magos villas among its FY27 launches, so the plan is still in DLF's list. A final outcome is not on the public record that we can quote.
For a buyer, this is a practical pointer to wait for paperwork. A villa that is booked before registration is live carries the risk of delay, refund talk or a change in plan. A villa booked after a clean registration and sanctioned plan carries far less.
We follow the Goa RERA page, press reports and DLF's own notes. When a registration appears, a fresh plan is filed or a withdrawal is recorded, the status on the cards above changes and registered users get a message.
While you wait, you can still do useful work. Visit the village by road and by ferry, talk to residents about access and flooding, see the fort and the river edge at high and low tide, and meet a lawyer who knows Goa land records. These steps cost little and make your later decision sharper.
Reis Magos Fort is the village's best-known landmark and sits on the river edge near the foot of the hill. The Naval base is close by, and Verem and the Fort Aguada stretch of Candolim lie further along the road. The Mandovi bridges and the Atal Setu link the area to Panaji and Porvorim.
A ferry runs between Panaji and Betim, the village on the north bank next to Verem. It can be a handy option for short trips, though timings suit foot and light traffic better than a rush-hour commute.
For long trips, NH66 passes through Bardez, and Goa's northern airport at Mopa and the southern one at Dabolim serve the state. Distances change with season and traffic, so drive the route at your usual time before you decide.
For daily life, check schools, hospitals and groceries. Panaji has the main hospitals, colleges and markets, and Porvorim has newer malls and clinics. Candolim and Calangute have beach restaurants and weekend options. A hill home usually means a short drive for everything, so a car is part of the plan.
Official specifications are not out. This is what buyers usually ask about at a hill villa site, and what we pass on once DLF publishes it.
The core plan at Reis Magos. Units, sizes and floors will follow DLF's official release.
Ask how levels are managed, where the terraces face and how the entry road is laid.
Hill sites need clear storm drains and water supply. Ask for the plan in writing.
Check the road width, turning space and visitor parking inside the gate.
Ask what is planned, who maintains it and what the charges are.
We send the plan and price list the day DLF releases them.

Reported figures. Official details follow DLF and Goa RERA records.
There is no official price list, so we have no figure to give. Press and portals have shown numbers that differ by a wide margin, and none is a DLF price. The reliable number is the one in the cost sheet that DLF releases with the registration.
When it arrives, ask for the full list: base price, plot share, development charges, club membership, maintenance deposit, parking, stamp duty and registration, and GST where it applies to a villa under construction. Add furnishing, landscaping, caretaking and insurance for a holiday home.
Set your budget as a range now so you can move quickly. Share the range with us and we match you with the first release.
Also think about running costs. A villa with a garden and a pool needs staff, repairs and power. On a hill, retaining walls and drains need regular care. Ask the project what is shared, what is yours and how maintenance is billed, and keep a reserve each year.
The site suits buyers who value views and privacy: a family that wants a Goa base for holidays and part-year living, or a professional from the metros who plans to move later. Retired couples who want a quiet hill home near the capital are another group.
It is less suited to anyone who needs possession on a fixed date in the next two or three years, or who wants a rental flat close to a beach. For a ready date, a launch in another DLF city is the safer plan, and we can show what is on sale today.
Investors should hold a long view. Villa values on a scarce, scenic site tend to build slowly, rental income is seasonal, and exits can take time. Judge the project by its paperwork first.
If you are buying for parents or for your own retirement, check access for older people: steps, lifts, slopes and distance to a hospital. If children will use the home, check road safety and nearby schools. A villa feels right only when daily life works on its slopes.
Verem is the neighbouring riverside village, and its residents share the same ferry and road. It is quieter and closer to the water, with few new projects. Porvorim is more urban, with apartments, shops and offices and quick access to the capital.
Candolim is the beach town to the north-west, known for restaurants, resorts and a lively season. It is busier and noisier than Reis Magos but offers walk-to-beach living. If you want views and calm, Reis Magos is the hill option, while Candolim suits holiday-rental plans.
Compare each area for flood history, road width, noise and drive time to your usual places, and see them in different seasons.
Distance to Panaji is the other big comparison. Reis Magos and Verem face the capital across the river, Porvorim sits on the same side of the water with road links, and Candolim needs a longer drive. If you work or study in Panaji, count the bridge or ferry time in your daily plan.

Match name, promoter and completion date on the official page.
A Goa lawyer reads title, land use and your eligibility.
Pay only to the registered account with a written agreement.
Search Goa RERA for the exact project name, then for the promoter names. Look for a live registration, the sanctioned plan, completion date, bank account details and any orders. A project that was withdrawn or replaced should show that history.
Ask the seller to show the registration number on the agreement and the payment receipts. Check that payments go to the project's registered account, not to a personal account.
Beyond RERA, ask for the title chain, land use and conversion papers, environmental and hill-slope clearances and the local panchayat approvals. Keep copies of every document.
A last point on timing. Do not pay a booking amount on the strength of a promised registration. Wait for the page to go live, read it end to end and then pay. If an agent pressures you with a deadline, treat that as a sign to slow down.
Use this list before you pay a booking amount on any Reis Magos or Bayview unit.
Share your budget, villa size and timeline. We send the verified status, then the first cost sheet and plan the day DLF releases them.
