DLF Privana North
Six towers of stilt plus 50 floors with 1,164 homes on 17.7 acres. DLF reported every home sold within about a week of the June 2025 launch. HRERA: RC/REP/HARERA/GGM/954/686/2025/57. Ask about waitlist and resale.
DLF township projects spread homes, plots and shops over large planned land. See Privana (about 116 acres), Gardencity, Alameda and The Valley, with phase status and what to ask before buying.

A township is a large planned area with homes, open space, roads, and often shops and schools. DLF has several, and each is built in phases. A phase can be a tower, a block of floors, a pocket of plots or a retail centre.
This helps buyers in two ways. First, you can choose a phase to match your budget and timing. Second, later phases may benefit from the roads and facilities built earlier. But it also means the township is not finished on day one, so you must study what is ready and what is promised.
This page covers four DLF townships. Privana is the best known, with towers that sold out fast. Gardencity mixes floors, SCO plots and shops. Alameda is a plotted and villa colony. The Valley lies near Panchkula and Chandigarh.
Each card tells you the phase, the status and the facts we could verify. Use it to decide which township and phase to ask about.
Privana has high-rise towers, a plotted pocket and a further phase planned. Most towers are sold out, so check each card for resale and waitlist options.
Six towers of stilt plus 50 floors with 1,164 homes on 17.7 acres. DLF reported every home sold within about a week of the June 2025 launch. HRERA: RC/REP/HARERA/GGM/954/686/2025/57. Ask about waitlist and resale.
Five towers with 795 homes on 12.6 acres. Sold out in three days in May 2024 for about ₹5,590 crore. Each floor has four apartments and two penthouses. HRERA Reg. 46 of 2024.
Seven towers with 1,113 homes on about 25 acres. Ground coverage is under 15%, so most of the land stays green. Sold out in 72 hours for about ₹7,200 crore. RC/REP/HARERA/GGM/772/504/2023/116.
DLF has listed a further Privana phase in its plans but has not named it or filed a RERA number. The Privana township spans 116 acres, and its earlier phases sold out in days.
A small plotted pocket of 41 plots on 4.66 acres inside the Privana township. DLF filed the HRERA application in May 2026, a portal quotes GGM/1079/811/2026/51, and possession is shown from April 2033.
Tell us which phase. We will share status, waitlist and resale options.
These projects sit inside larger DLF townships. Some are homes, some are plots and some are shops, so read each card.
Only 40 plots on 2.98 acres inside the larger DLF Alameda colony. This is plotted land, not flats. HRERA GGM/632/364/2022/107, likely completion September 2027.
Four-storey floors in DLF's Gardencity area. Listing sites show October 2028 possession and about 291 homes. DLF's own homes page does not list it, so confirm availability with us before you plan a booking.
Shop-cum-office plots on an 8-acre site with 220 m of Dwarka Expressway frontage and NH-48 about 2 km away. RC/REP/HARERA/GGM/512/244/2021/80.
512 low-rise homes (stilt plus four floors) on 15.8 acres, about 10 km from Chandigarh, with views of the Kaushalya river and the Shivalik foothills. Launched in December 2023 and reported sold out, so ask us about resale. HRERA-PKL-PKL-524-2023.
HRERA lists two DLF projects here: The Valley Orchard for homes and The Valley Central, a commercial parcel (HRERA-PKL-PKL-626-2024). Ask us which one fits you.
Tricity is a search label, not one project. DLF's homes here include The Valley, Valley Gardens, Valley Orchard and Hyde Park in New Chandigarh. Tell us your budget and we will shortlist.
Share your budget and home type. We will suggest a township and a phase.
Privana sits in Sectors 76 and 77 of Gurugram. The whole township is about 116 acres. DLF has built it in phases, and each phase had its own launch and RERA number.
Privana South has seven towers and 1,113 homes on about 25 acres, with ground coverage under 15%. It sold out in 72 hours. Privana West has five towers and 795 homes on 12.6 acres, sold out in three days in May 2024, with possession shown for December 2028.
Privana North has six towers and 1,164 homes on 17.7 acres, launched in June 2025 and reported sold out in about a week. Each of these projects offers 4 BHK homes, and some include penthouses.
Privana Enclave is different. It has 41 plots on 4.66 acres, and the HRERA application was filed in May 2026. Privana Phase 3 is a planned phase that DLF has not yet named or registered. Treat all dates as plans.
Here is a simple side-by-side view of the four townships.
| Township | Where | What is in it | Status | Size |
|---|---|---|---|---|
| DLF Privana | Sectors 76-77, Gurugram | 4 BHK towers, penthouses, plots | Mostly sold out; new phases planned | About 116 acres |
| DLF Gardencity | Sectors 84, 91, 92, 93 | Floors, SCO plots, shops | Several projects under construction | Licence area about 180 acres |
| DLF Alameda | Sector 73, Gurugram | Plots, villas (portal) | Alameda Central under construction | About 114 acres |
| DLF The Valley | Panchkula and Zirakpur | Low-rise floors, commercial parcel | Valley Orchard reported sold out | Orchard 15.8 acres |
Acre figures come from RERA forms, DLF pages and portals, and some sources differ slightly.
Township living gives you planned roads, open spaces and shared facilities. Privana South keeps ground coverage under 15%, which leaves most of the land green. Neighbours are often similar families, and security is usually managed at the gate.
Daily needs can be close. A good township plans shops, schools and play areas inside or near it. In Gardencity, DLF has retail and SCO projects, so shops may be near homes.
But you must watch a few things. Not all facilities open at the same time. Some depend on later phases or on city bodies. Maintenance charges can be higher in a large township with many amenities.
The best approach is to visit. Walk the site, see which roads are open, ask where the school and hospital are, and speak to residents of a completed phase if you can.
A township is more than its homes. Use these points to judge the area.
Check road width and links. Gardencity Central has about 220 m of Dwarka Expressway frontage, and NH-48 is about 2 km away.
Ask about the source and backup. These are basic needs in any township.
Ask which schools are open now and which are planned.
Ask about the nearest hospital and its travel time at busy hours.
Ask about the nearest metro or bus. Check if any metro line is only proposed.
See what retail is open in or near the township.
The Valley is DLF's set of projects near Panchkula and Chandigarh. Valley Orchard has 512 low-rise homes on about 15.8 acres, with stilt plus four floors and views of the Shivalik foothills. It was launched in December 2023 and DLF reports it sold out. HRERA also lists The Valley Central, a commercial parcel.
Valley Gardens is an earlier part of The Valley, and reports put it at about 175 acres. Broker figures conflict, so treat that as an estimate. It is largely delivered, so it is a resale matter.
Alameda is a colony of about 114 acres in Gurugram. Alameda Central has 40 plots, and it is the part we list. Portals describe Alameda as plots and villas, but DLF has not announced a current launch beyond that.
For both townships, ask us about resale and waitlists, and check each project's RERA entry.
Each phase of a township has its own price, date and risk. Follow these steps.
Choose by city, budget and how you will use the home.
Note which phases are sold out, under construction or pre-launch.
Match each phase to its own number, dates and units.
See the built roads and facilities and speak to residents.
Ask for the cost sheet, taxes and maintenance charges for each phase.
Pay only by bank transfer and keep your receipts and agreement.
Payment plans differ by phase. Under-construction towers usually use a construction-linked plan, while plots may need larger payments earlier. DLF does not publish all schedules, so ask for each one in writing.
On top of the price, expect GST where it applies, stamp duty and registration charges set by the state, and township charges such as club fees, parking and maintenance deposits. Rates change, so ask for the latest list.
If you buy a resale unit, confirm that the earlier buyer has paid all dues and that the transfer is allowed. Ask for the demand letters and receipts.
We can help you build a full cost estimate before you decide.
Use this list for any DLF township project.
Most Privana towers sold out within days of launch, and The Valley Orchard is reported sold out. If you want one of these homes, the route is resale or a waitlist, not a fresh booking.
A waitlist means we note your interest and contact you if a unit is returned or a new phase opens. A resale means you buy from an existing owner. Resale prices are set by the owner, so they vary, and we do not quote them here.
For a resale, ask for the allotment letter, payment receipts, the builder's transfer permission and proof that all dues are paid. Check that the owner's name matches the papers. Pay only by bank transfer.
If you are buying under construction, remember that you also take on the remaining payment schedule. Ask for the demand letters so you know how much is still due and when.
A large township can hold its value because people like planned places. But value depends on the market and on how well the township is delivered. Early phases that sold out fast may trade at higher prices on resale.
Look at supply. A township with many future phases may add new homes nearby, which can affect rents and resale. Look at the quality of the infrastructure, and the time for it to be built.
Do the numbers on rent and on your holding period. High-value homes may give low rental returns compared with the price. We cannot promise any profit.
Do not buy only because a phase sold out fast. Check the unit, the price and the papers.
Township homes suit families who want a planned, green and gated place, and buyers who want a large developer's name. They suit people who can wait for phases to finish.
They do not suit buyers who need an immediate move or a low budget. Most phases are 4 BHK or plots at crore-level prices, and many are sold out.
If you want to see a township before you decide, ask us to arrange a visit time. Take a list of questions about roads, water, schools and maintenance, and note the answers. Visit again on a weekend and a weekday, since traffic and noise can differ a lot. A second visit often shows things the first one hides.
Share your needs with us. We will tell you clearly which township and phase fits you, or whether another type of home would suit you better.
Tell us which township and budget you have in mind. We will share phase status, resale and waitlist options.
