DLF Mall of India Gurgaon
A planned super-regional mall of about ₹2,200 crore, with construction reported as ongoing. DLF's Downtown plan also shows a Mall of India, so confirm the exact site and RERA number with us.
Meet the DLF malls still ahead: Mall of India in Gurugram, Promenade in Goa and Vasant Kunj luxury retail. Built for shoppers, retail investors and brands.

If you search for DLF malls in India, most results show malls that are already open. This page is about the next ones. We list the malls and retail projects that DLF is still building or has in its plans. Three are covered in detail: Mall of India in Gurugram, Promenade in Goa, and a luxury retail expansion in Vasant Kunj, New Delhi.
We want to be clear about one point. DLF Summit Plaza on Golf Course Road in Gurugram was reported as soft-launched on 2 August 2026. Since it has effectively opened, we do not list it as new or upcoming. We also keep other finished malls off this page, so that what you see here is still ahead of us.
The page serves three kinds of readers. Shoppers want to know what is opening near them and when. Retail investors want to understand how mall and high-street property earns money. Brands want to know where new space is coming. Each section below speaks to one or more of these groups.
Dates for malls move often. Where a date is only a press report, we say so. For anything you plan around, ask us for the latest.
These three are the main DLF mall and retail projects still ahead of us. They are retail space for brands, not homes for sale.

Formerly called DLF Avenue Goa. About 220 brands are signed, with Shoppers Stop and PVR as anchors and 201 open parking spaces. Reports point to a February–March 2027 opening.
A planned luxury retail addition listed in DLF's retail pipeline. Dates are not published.
Tell us which one. We will share news on timelines and leasing as it becomes available.
Not every retail project is a mall. These are shops and commercial plots in Gurugram that buyers can look at. Some figures come from portals, so please verify them.
A single tower of about 72 shop and apartment units on 0.89 acre in DLF Gardencity, facing a 60 m road. The HRERA form shows completion on 31 March 2028. HRERA GGM/806/538/2024/33.
Portals use this name for DLF's Sector 91 shop project, whose official name is Club Arcade. It shares the same HRERA number. The original DLF Galleria in Phase 4 is a separate, older market.
Share your budget and area. We will send sizes, prices and payment plans when available.
Some retail is part of a larger project, and some search names do not match a DLF project. These two are here so you can see where they stand.
The second round at Downtown adds four office towers and a proposed Mall of India. DLF guides completion by FY29. Tower 7 is reported fully leased.
DLF's confirmed project in Panaji is the Promenade retail mall at Patto Plaza. No DLF homes project in Panjim has been announced.
Send us the name you saw. We will tell you what it refers to.
We count a mall as new or upcoming if it is under construction, planned, or announced but not yet open to shoppers. A mall that has soft-launched is treated as open. A project name that is only a search term, with no DLF project announced behind it, goes in a separate group.
Retail comes in several shapes. A super-regional mall draws shoppers from a wide area and has many brands, a cinema and food courts. A neighbourhood mall serves nearby homes. A luxury retail block focuses on premium brands. High-street shops line a road and are often sold to individual buyers.
This matters because each shape works in a different way for you. A shopper cares about brands and parking. A brand cares about footfall and rent. An investor cares about who owns the space and whether any of it can be bought. Keep your own aim in mind as you read.
Malls matter to more people than shoppers alone.
Learn what opens in your city, which anchors are signed and how big the mall will be.
Understand how malls and high streets earn rent, and what you can and cannot buy.
See where new retail floors are coming, and ask about leasing early.
Cinema, play and food operators can ask about anchor and food-court space.
Know what is coming near your home or the home you plan to buy.
Promenade in Panaji will add a large indoor option for visitors.
DLF Mall of India Gurgaon is planned as a super-regional mall of about 26 to 27 lakh sq ft. Press reports put the cost at about Rs 2,200 crore, and say construction began in 2024. A later analyst note still describes construction as ongoing. No opening date is published.
A name point is worth knowing. DLF already runs a Mall of India in Noida Sector 18. The Gurugram mall is a separate, new project that uses the same name. Do not mix the two up when you search.
The exact site is not yet public in the sources we follow. DLF's Downtown Phase 2 plan, next to Cyber City, also shows a proposed Mall of India of about 1.9 to 2.0 million sq ft. These may be the same project or two different ones. We confirm the site and RERA details the moment DLF releases them, so ask us before you plan around it.
For shoppers, a mall of this size would bring a lot of brands, cinemas and food in one place. For brands, it is a large leasing opportunity. For investors, it is mostly a rental asset that DLF keeps, so ask whether any space can be bought.
DLF Promenade sits at Patto Plaza in Panaji. It was earlier called DLF Avenue Goa. It is planned as about 7 lakh sq ft over four floors, and reports mention an investment of about Rs 500 crore.
Reports say about 220 brands are signed, with Shoppers Stop and PVR as anchors. A five-screen multiplex and a food court are part of the plan. There are 201 open parking spaces. About 75 percent of the space is reported as leased.
A September 2026 report said fit-out would start the next month, with an opening in February or March, most likely 2027. This is a press report, not a DLF announcement, so treat it as a target that can move.
Goa gets heavy tourist traffic through the year, so a large indoor mall can serve both locals and visitors. Brands that already sell to tourists may find it a good fit. Because most space is leased already, brands should ask early about what is left.
The Vasant Kunj project is a planned luxury retail addition. DLF's own presentation lists it in the retail pipeline at about 0.3 million sq ft, or around 3 lakh sq ft. A 2023 interview with a DLF retail head spoke of 3 to 4 lakh sq ft of luxury retail space.
No opening date, brand list or price has been published. We do not want to guess any of them. If you are a premium brand, this is a project to watch and to ask about early. If you are a shopper, expect more high-end names in south Delhi once it is built.
Luxury retail works differently from mass retail. It depends on a small number of high-spending visitors, strong brands and a premium setting. Leases are often long and carefully negotiated. This is why we advise brands to open talks well before any launch.
A quick side-by-side view of the main projects.

Sizes come from press reports and DLF material. Ask us for the latest.
Many investors ask if they can buy a shop inside a DLF mall. In most cases the answer is no, or not yet known. DLF builds malls as rental assets, and brands lease space from DLF. Ask us before you assume any unit is for sale.
What you can often buy is high-street retail. These are shops or commercial plots on roads, such as the ones in Gardencity and on Sohna Road. They sit outside the mall but can gain from the footfall that nearby retail creates. Check each project's stage and RERA record.
Another way to follow mall growth is through the listed company itself, where mall rents form part of a larger rental portfolio. This is general information, not advice. Speak to a licensed adviser before you invest in shares.
Whatever route you take, rent depends on location, tenant quality and lease terms. We do not quote a yield for any project, because none is promised in our sources.
Brands usually lease space as a licence or lease, with a base rent, sometimes a share of sales, and a deposit. Terms differ by mall and by position. Floor, frontage and neighbours all change the price.
Early talks help. Once a mall is mostly leased, as Promenade Goa is reported to be, the best spots go first. For Mall of India Gurgaon and the Vasant Kunj project, no leasing details are public yet, so now is the time to ask.
Prepare a short brief: your brand, store size, format, city and target opening. Ask for the carpet area, common area charges, lock-in and fit-out period. Ask about parking and footfall data. A good mall will share what it can.
If your brand wants several cities, ask about packages across malls. We cannot promise terms, but we can pass your enquiry on.
Six simple steps cover most needs.
Shopper, brand or investor. Each needs different information.
Use the cards above. Start with the city you know best.
Send an enquiry. We share what is public on stage, size and dates.
For shops and plots, confirm the RERA number on the state site.
Read any lease or allotment draft with a lawyer before you sign.
Mall dates move. Ask us to check again before you plan travel or investment.
Ask these questions before you commit.
Mall dates slip for many reasons. Fit-out, approvals and brand openings all have to line up. A target month in a news report is not a promise. Where we show a date, we say where it came from.
Opening day is also not the same as full operation. Malls often open in phases, with anchors first and other brands later. This is why Summit Plaza was described as a soft launch. Expect the same pattern for the new malls.
If you plan a trade, a trip or an investment around an opening, keep room for a delay of a few months. Ask us to confirm the latest before you commit money or travel.
Tell us which mall interests you and whether you are a shopper, a brand or an investor. We will share what is public and call you back.
