DLF Gardencity Enclave Phase 2
Four-storey floors in DLF's Gardencity area. Listing sites show October 2028 possession and about 291 homes. DLF's own homes page does not list it, so confirm availability with us before you plan a booking.
A ₹3 crore budget covers 3 BHK floors at Gardencity Enclave Phase 2 (portal prices) and shops at Club Arcade, also called Galleria 2, from ₹2.09 crore at launch. The Valley Orchard is sold out.

At ₹3 crore, the choice stops being only about homes. You can compare a family floor in Gurugram with a shop in the same Gardencity area. The two products work in very different ways, so it helps to separate them early.
On the home side, Gardencity Enclave Phase 2 is the name to ask about. Portals show 3 BHK floors of about 1,442 to 1,615 sq ft at ₹1.70 to ₹1.93 crore. These figures are undated and the project is not on DLF's own homes page, so availability must be confirmed.
On the commercial side, Club Arcade is a single tower of about 72 shop and apartment units on 0.89 acre, facing a 60 m road. Shops are quoted from ₹2.09 crore at launch by one portal. The HRERA form shows completion on 31 March 2028.
The homes we can place within 3 crore are one under-construction floor project and one sold-out project. Both price figures are from portals and are not current offers.

Gardencity Enclave Phase 2 figures are aggregator prices without a date. The Valley Orchard is reported sold out, so ask about resale.
Both names below point to the same Sector 91 shop project. The price is a single-portal figure from launch time.

Portals use this name for DLF's Sector 91 shop project, whose official name is Club Arcade. It shares the same HRERA number. The original DLF Galleria in Phase 4 is a separate, older market.

These appear in searches but we have no published price for them. Use them as questions for us, not as confirmed options.
HRERA lists two DLF projects here: The Valley Orchard for homes and The Valley Central, a commercial parcel (HRERA-PKL-PKL-626-2024). Ask us which one fits you.
Tricity is a search label, not one project. DLF's homes here include The Valley, Valley Gardens, Valley Orchard and Hyde Park in New Chandigarh. Tell us your budget and we will shortlist.
A 2022 report named Sriperumbudur as a planned DLF residential location. DLF has not published a plot project or TNRERA number here yet.
Send your budget and purpose. We will tell you which names are real, which are labels, and what data is missing.
Tri-city is a search label covering several DLF projects. Sriperumbudur has no DLF project or RERA number that we could find.

At this level, small percentage charges become large rupee amounts. A change of one percent on ₹2 crore is ₹2 lakh. That is why it pays to ask about every line of the cost sheet, not just the base price.
GST is treated differently for homes and for commercial property, and only under-construction purchases carry it in the usual way. Stamp duty and registration are set by the state, and may differ by buyer type. Parking and club charges are listed by the developer, often as separate lines.
A shop buyer may face extra items such as a deposit for common areas or fit-out costs. A home buyer will have interiors and move-in costs. Include these in your plan, and do not assume that the base price is what you will pay in the end.
We keep these notes general on purpose. Rates change, and your exact case may differ. Ask for a written breakdown and have your accountant check it.
Most buyers borrow part of the price. As a round example at 8.5 percent over 20 years, a ₹1.5 crore loan has an EMI near ₹1.30 lakh, a ₹2 crore loan near ₹1.74 lakh, and a ₹3 crore loan near ₹2.60 lakh a month. Use these only for scale.
If your loan is large, read the sanction letter with care. Check how the bank pays out against building stages, what happens if the project is late, and whether you can prepay without a penalty.
Keep in mind that for an under-construction home, you may pay only interest on the amount released so far. Ask your bank how its pre-EMI works, so your cash flow is clear during the building years.
Break the money into three buckets so nothing is missed.
Ask how much is due at booking. Under RERA, the advance before the registered agreement for sale cannot exceed 10 percent of the price.
Ask for the schedule that links payments to building progress, and mark the dates on your calendar.
Set aside money for GST, stamp duty, registration, parking and club. These come in cash, not from the loan, in many cases.
Hold extra for interiors, a delay, or a job break. A reserve prevents a forced sale.
Ask a lawyer or advisor to read the agreement for sale before you pay the next instalment.
Shops are sold with the promise of rent or business income. That promise is only as good as the footfall. Before you buy, ask who will be the tenants, how the road and parking work, and how many other shops compete nearby.
At Club Arcade, the project faces a 60 m road and is part of a large DLF township area. These are real strengths, but they do not guarantee demand. A new market can take years to fill up.
Be careful of any offer that promises a fixed return. Check the terms in writing, and ask what happens if the tenant leaves. Also ask for unit sizes, since we have not seen them published.
A shop can suit a business owner who will use it, or an investor who can wait. It is a poor fit for someone who needs quick, assured cash.
A simple filter saves months of back-and-forth.
Self-use, rent or business. The answer removes half the list at once.
Put the base price and every extra side by side for each option.
A March 2028 shop and an October 2028 home do not hand over together. Plan your rent and EMI overlap.
Match the number in the sales material with the official portal.
Do not put every rupee in one project or one type of asset.
Talk to us, your banker and your accountant before the big payment.
Investors often compare a floor and a shop on rent. A home can be let to a family, and demand depends on the neighbourhood, schools and transport. A shop depends on footfall and on how many shops are open around it.
We have no verified rent figure for either project, so we will not quote a yield. Any number you hear should come with a source and a date. Ask what rent similar units in the same area get today, not what a brochure hopes for.
Remember that you pay EMI and fees long before the first rent arrives. An under-construction unit earns nothing until possession and fit-out. For the shops at Club Arcade, the HRERA form shows completion on 31 March 2028. For the floors, portals show October 2028.
A sensible investor keeps enough cash to pay the EMI for at least a year with no rent coming in.
Both products in this band are due in 2028 on the sources we have. That sounds far away, but it is close enough to plan for. Decide where you will live until then and how you will fund rent and EMI together.
Dates change. Check the completion date on the state RERA portal and compare it with what the sales team says. If the two differ, ask for the reason in writing. A project can also get an extension under the rules, so read the agreement for the delay terms and any compensation.
A shop buyer should ask more questions than a home buyer. What are the permitted uses? How many units are there, and what is the planned mix of brands or services? Is parking enough for visitors? Who manages the common areas?
Ask about taxes in writing. GST on commercial property can differ from homes, and a lease brings its own tax rules. Your accountant should look at both before you commit.
Ask how the unit is measured and whether the price is on carpet or saleable area. Two shops with the same headline price can differ a lot in usable space.
If a salesperson offers a fixed monthly return, ask to see it in the agreement, with the name of who pays and for how long.
Do not mix up the names. Galleria 2 and Club Arcade are the same Sector 91 project on portals, and the older DLF Galleria is a different market. Check the RERA number before you pay for anything.
Do not rely on one portal for the price. The shop figure we have is from a single source at launch. Do not assume the floors are open just because a portal lists them.
Do not stretch the loan to fit both a home and a shop. Buying two assets with debt doubles your risk. Pick one first, and review the other later.
Use this list during site visits and calls.
A growing family with a loan-backed budget can look at the Gurugram floors. A business owner who wants a presence in New Gurugram can look at Club Arcade. An investor may split interest between the two but should weigh the extra risk of retail.
This band is less suited to a buyer who wants a ready home next month, or one who needs the lowest possible price. For those goals, the sold-out Valley Orchard resale route or another price band may be more realistic.
Whatever your plan, remember that the numbers here are mostly from portals. Treat them as pointers and let us confirm the rest.
Tell us whether you want a home or a shop, and your all-in limit. We will check availability and call you back during working hours.
