DLF Privana South
Seven towers with 1,113 homes on about 25 acres. Ground coverage is under 15%, so most of the land stays green. Sold out in 72 hours for about ₹7,200 crore. RC/REP/HARERA/GGM/772/504/2023/116.
Up to ₹10 crore reaches DLF's luxury towers: Privana South and West near ₹6.5 to ₹7 Cr on average, Andheri West from ₹6.2 Cr and Privana North near ₹9.5 Cr. Most are sold out.

Ten crore is where DLF's best-known towers come into view. The Privana township in Gurugram and the Westpark project in Mumbai fall in this band if you look at the figures reported on average. For many buyers, this is the budget at which a DLF luxury home becomes a real possibility.
There is an important catch. The big names here were launched and reported sold out within days. Privana South sold out in about 72 hours, Privana West in three days, Privana North within about a week, and Andheri West Phase 1 within a week. So most prices on this page are history, not offers.
That does not make the page useless. It shows you what the market valued these homes at, helps you set a realistic resale budget, and tells you how to join a waitlist. It also points to plots and shops that may still be open.
These are average or launch-time figures, not price lists. Every project here is reported sold out, so ask us about resale and waitlists.

Gardencity Central has 122 SCO plots of 69 to 175 sq yd. Arcade 68 has 16 commercial plots. Prices are not published.
An average is a blunt tool. When a developer reports total sales and the number of homes, the average mixes large and small units. Penthouses pull it up. Lower floors pull it down.
For Privana South, about ₹7,200 crore across 1,113 homes gives roughly ₹6.5 crore each. For Privana West, about ₹5,590 crore across 795 homes gives roughly ₹7 crore. For Privana North, the press reported a project value near ₹11,000 crore, and the average is estimated near ₹9.5 crore.
A buyer should not assume a standard 4 BHK costs exactly the average. Floor, view, tower and size all change the price. Also, resale prices move with the market after launch.
Use the averages as a ceiling check. If your budget is below the average, you may still find a smaller or lower-floor home. If it is above, you have room for a better one.

Since the main towers are sold out, resale is the practical way in. Owners decide the price, and in a hot market it can be above the launch price. In a quiet market it can be lower. We cannot tell you the number without a live quote.
Start by asking for the unit details: tower, floor, size and the seller's allotment papers. Check that the RERA registration matches the project, and ask what the developer needs to approve a transfer. There may be transfer charges or pending dues.
Do not rush. Sold-out hype can push buyers to pay a booking amount fast. A calm check by a lawyer costs far less than a mistake. Pay only by bank transfer, and keep the agreement in writing.
You can also join a waitlist. It may help if a buyer cancels, but there is no promise. Treat it as a bonus, not a plan.
At this level, the cost lines are large in rupee terms. A one percent charge on a ₹7 crore home is ₹7 lakh. So ask for every line to be itemised. This includes GST for an under-construction unit, stamp duty and registration, parking, club membership and maintenance deposits.
On resale, GST usually does not apply the same way as on a new sale, but stamp duty and registration still do, and the rates depend on the state. Maharashtra and Haryana have different rules. We do not quote rates here, because they change. Ask your lawyer or accountant for the figure on the day.
Luxury projects often have extras such as multiple car parks and a club fee. Interiors for a home of this size can also run to a large sum. Add them to your total plan.
Large loans come with strict checks. Banks usually lend a smaller share for high-value homes, so a bigger part of the price comes from your own funds. Plan to prove your income and your assets.
As examples at 8.5 percent over 20 years, a ₹4 crore loan has an EMI near ₹3.47 lakh, a ₹6 crore loan near ₹5.21 lakh and a ₹7.5 crore loan near ₹6.51 lakh a month. These are only to show scale.
On a resale purchase, you usually pay the owner in parts, with the final part on transfer. Ask your bank how it releases money for a resale property. Many buyers also use sale proceeds from another property, so line up the timing.
RERA limits the advance on new sales to 10 percent before the registered agreement. On resale this rule may not apply the same way, so ask a lawyer to set safe payment steps.
A sold-out market needs a clear order of work.
Include taxes, fees, parking, club and interiors.
Decide Gurugram or Mumbai, and the size you need. This narrows resale searches.
Send us the details. We ask for resale leads and any waitlist news.
Match the RERA number, title papers and the developer's transfer rules.
Sign only after a legal check, and pay by bank transfer.
A budget of ₹10 crore does very different things in two cities. In Gurugram, the Privana towers offer large 4 BHK homes and penthouses on big landscaped sites. In Mumbai, Andheri West offers 3 and 4 BHK homes of 1,125 to 2,239 sq ft, from ₹6.2 crore on a portal.
Space is the main trade. The same money buys more area in Gurugram. Mumbai gives a closer link to the city's job and retail core. Think about where you will work, where your family lives and which commute you can bear.
Phase 1 of Andheri West is sold out and Phase 2 is expected next. DLF has not published its price, so we cannot say whether it falls under ₹10 crore.
When a project sells out, buyers who missed it often ask to join a waitlist. A waitlist is a request to be told if a unit returns, for example because a buyer cancels. It does not guarantee a home or a price.
Give us the tower or project name, your size, your budget and a contact time. We keep your request and pass it on when we hear of a unit. Be ready to act fast, because such units tend to go quickly.
Do not pay to join a waitlist with anyone who promises a sure allotment. A genuine waitlist does not need a large payment, and no one can promise an outcome the developer controls.
The most common mistake is to treat an average price as a quote. Another is to pay a deposit to a middleman who cannot show papers. A third is to assume that a sold-out project can still be booked at the launch price.
Some buyers also forget the cost of interiors, which can be large in a luxury home. Others forget that rates and fees change between booking and possession. Build a cushion, and test your plan at a higher interest rate.
Finally, do not let speed override checking. A hurried decision on a large amount is the costliest way to learn.
Large sums need a careful routine.
This band suits a family upgrading to a luxury home who accept that most options are resale or waitlist. It also suits an investor who understands that premium homes can take time to resell and may not rise in a straight line.
It is a poor match for someone who needs the launch price or a quick possession. If that is you, look at plots, shops or a lower price band, and let us help you check what is open.
Share your budget, the city you prefer and your timeline. We will look for resale leads and waitlist options, and call you back during working hours.
