DLF Pinjore Panchkula
HRERA lists two DLF projects here: The Valley Orchard for homes and The Valley Central, a commercial parcel (HRERA-PKL-PKL-626-2024). Ask us which one fits you.
DLF's Pinjore-Kalka presence centres on The Valley Orchard, a 512-home project on the Zirakpur-Panchkula-Kalka highway, plus an early Pinjore Panchkula listing for apartments and commercial space.

Pinjore sits at the foot of the Shivalik hills, at the northern edge of the Panchkula district in Haryana, where the plains meet the road to Kalka and Shimla. For years it was known for the Mughal-style Yadavindra Gardens and a quiet pace of life. Today, planned development around the Pinjore-Kalka Urban Complex is bringing new housing to the area.
DLF's Pinjore story has two parts. The first is The Valley Orchard, a low-rise home project of 512 apartments on 15.8 acres on the Zirakpur-Panchkula-Kalka highway. The second is an early listing named DLF Pinjore Panchkula, which covers apartments and a commercial parcel in the same urban complex.
This page explains what each listing means, what sizes and rates are known, how the locality fits into the wider Tricity, and what to check before you buy. It is written for people who want a calm address near Chandigarh, for investors, and for families moving from nearby cities.
Pinjore also benefits from being a gateway. The Kalka-Shimla road starts here, the Shivalik forests and hill stations are within easy reach, and Chandigarh's offices, colleges and hospitals are a short drive away. That combination of calm and access is the main reason buyers look at the area.
These are the DLF listings around Pinjore and the wider Tricity. Use the cards to ask for the cost sheet, a resale check or to register for new apartments.

512 low-rise homes (stilt plus four floors) on 15.8 acres, about 10 km from Chandigarh, with views of the Kaushalya river and the Shivalik foothills. Launched in December 2023 and reported sold out, so ask us about resale. HRERA-PKL-PKL-524-2023.
Tricity is a search label, not one project. DLF's homes here include The Valley, Valley Gardens, Valley Orchard and Hyde Park in New Chandigarh. Tell us your budget and we will shortlist.

Share your size and budget. We send the cost sheet, resale options and the first price list for any new launch.
The Valley Orchard is a low-rise community with 512 homes in stilt-plus-four-floor buildings on 15.8 acres. It sits on the Zirakpur-Panchkula-Kalka highway, about 10 km from Chandigarh, with views of the Kaushalya river and the Shivalik foothills. The low height and open land give it a very different feel from tall city towers.
Homes are 3 BHK of about 1,850 sq ft and 3 BHK with study of about 2,500 sq ft. The launch took place in December 2023 at about Rs 9,000 per sq ft according to portal figures. That rate is a launch-time reference and not a current price.
DLF reports the project as sold out. If you want a home here, the practical route is resale. We can share what owners are offering and tell you how the asking prices compare with the launch rate, so you do not pay more than fair value.
The project is registered with HRERA under HRERA-PKL-PKL-524-2023. Check the portal for the approved plan, the stage of construction and the promised completion date.
Low-rise living has practical benefits: shorter lift waits, more open ground per home, and a community feel. It also means fewer floors to choose from, so views and orientation vary more between units. When you visit, ask to see the exact tower and floor you are being offered on resale.
DLF Pinjore Panchkula is listed as an early name in the Pinjore-Kalka Urban Complex. HRERA records show two DLF projects in the area. One is The Valley Orchard for homes. The other is The Valley Central, a commercial parcel registered as HRERA-PKL-PKL-626-2024.
No separate price list has been released for the early listing. Details are shared when DLF announces them, and we keep our records up to date. Tell us whether you are looking for a home or a commercial space and we explain which of the two is the better fit and what to expect next.
A general card for apartments in Pinjore lets you register for any new DLF home in the area. The day DLF opens more homes, you receive the price list and plan before the public announcement.
Commercial parcels in an urban complex typically serve the neighbourhood with shops, offices and services. If you are considering commercial space, ask about the permitted use, the frontage, the expected footfall and the timeline, since these affect the return more than the headline price.
The Pinjore-Kalka Urban Complex is a planned development area between the two towns, laid out by the state's urban development body. It aims to give residents wide roads, sectors, parks and commercial areas instead of crowded growth along the highway.
The main roads are the Zirakpur-Panchkula-Kalka highway and the national highway towards Shimla. They connect Pinjore to Panchkula, Chandigarh, Zirakpur and Mohali, and to hill destinations in Himachal Pradesh. The Kalka-Shimla toy train, a heritage railway, starts nearby, which is part of the area's appeal for weekend travel.
Industrial and employment zones lie around the region, including Panchkula's industrial area and the Baddi-Barotiwala belt across the Himachal border. Chandigarh and Mohali offer offices, hospitals, colleges and the international airport at Mohali.
Pinjore is calmer than Panchkula city, but daily conveniences, from hospitals to large shopping, are still in Panchkula or Chandigarh. Visit at different times of the day and check the highway traffic for yourself.
Over time, planned sectors, parks and wider roads are meant to make Pinjore more self-contained, with schools, clinics and shops closer to home. Buyers should check what is already built today and what is only planned, and price their decision on what exists now.
About 1,850 sq ft, low-rise living with river and hill views. Sold out per DLF, so resale is the route.
About 2,500 sq ft for families that want a study or work-from-home room.
HRERA lists The Valley Central as a commercial parcel. Ask us for the status and plan.
A register card for new DLF apartments. We send the price list the day more homes are announced.
A card for Chandigarh, Panchkula and New Chandigarh. Tell us your budget and we shortlist plots, floors or apartments.
For sold-out phases we share owner offers and a price comparison on request.
The only price on record is the Valley Orchard launch rate of about Rs 9,000 per sq ft from December 2023, taken from portal figures. On the quoted sizes the base price of the smaller 3 BHK works out to roughly Rs 1.7 Cr before taxes and extras, and the larger home costs more, so check the actual cost sheet. Because the project is sold out, resale prices can be higher or lower depending on the floor, the view and the seller's timeline.
For the early Pinjore listing and the apartments card, no price is announced. DLF shares the price list at launch and we send it to registered buyers first. Do not rely on rumours from agents.
Budget for stamp duty and registration in Haryana, GST on under-construction homes, parking, club fees and maintenance deposits. Ask for the all-in cost and not just the base rate. If you use a loan, ask the bank which approved-project list the project appears on.
If you are comparing a resale unit with other projects in the Tricity, calculate the price per sq ft on saleable area, add the transfer charges, and ask what the seller has already paid. A clear sheet of all costs makes negotiation much easier.

Low-rise buildings, hill views and a calmer setting appeal to families tired of crowded city blocks.
Easy road access to Chandigarh and the Shimla highway makes it a convenient base.
Quiet surroundings and a short drive to Chandigarh's hospitals suit people planning ahead.
Planned urban development and the Tricity growth story support steady interest over years.
People working in Panchkula, Parwanoo or Baddi can find a quieter home close to work.
A branded developer and HRERA records help remote buyers verify the project.
For investors, Pinjore is a longer-term story. The area is still developing, so values depend on how fast the urban complex fills in and how connectivity improves. DLF's brand and the planning around the project can help, but a new area takes time to mature.
Rental demand will mostly come from people working in Panchkula, Zirakpur, Mohali and industrial zones. A 3 BHK of about 1,850 sq ft is a family home, so the tenant pool is narrower than for small flats. Think of the rent as a bonus on top of long-term capital growth.
Resale is an active route here because the Valley Orchard is sold out. Compare the asking price with the launch rate, ask for the registered chain of ownership, and plan to hold for several years.
Compare Pinjore with plots and floors in the Tricity as well. Each has a different cost, a different liquidity and a different timeline. Tell us your holding period and we show you the options side by side.
Panchkula city offers established sectors, schools, hospitals and markets with a higher density. Zirakpur is busy and well connected to Chandigarh and Mohali but more crowded. New Chandigarh in Punjab has newer planned townships and DLF has homes there too, as mentioned in our Tricity card.
Pinjore trades convenience for space. You gain a quieter setting and hill views; you give up some day-to-day proximity to large markets. Ask yourself how often you will drive to the city and whether that fits your routine.
Tell us your workplace and school needs and we compare Pinjore with the other Tricity options on distance, price band and lifestyle.
Family needs change the answer. A family with school-age children may value Panchkula's established sectors; a retired couple may prefer Pinjore's quiet. A person who commutes daily to Chandigarh should test the drive at peak hours before deciding.
Projects in Haryana are registered with HRERA, which has a Panchkula bench for this region. The Valley Orchard carries HRERA-PKL-PKL-524-2023, and the commercial parcel The Valley Central carries HRERA-PKL-PKL-626-2024. Look up each number on the official portal for the approved plan, promoter details and completion date.
Beyond RERA, ask for the licence from the state's town and country planning department, the building plan approval and the title documents. For resale, also ask for the original allotment letter, the builder-buyer agreement and a no-dues certificate.
A local lawyer who handles Haryana property is worth hiring for a resale deal. We can point you to the documents to ask for.
You can also ask the seller for the latest quarterly progress report filed with HRERA and compare it with what you see on site. Differences are worth asking about before you pay.
Choose 3 BHK or 3 BHK with study and set a ceiling including taxes.
Get the cost sheet, resale offers and alerts for new launches.
See the location, highway access and surroundings at different times.
Match HRERA numbers and ask for the agreement and title papers.
Compare resale prices with the launch rate and arrange a loan.
Pay stamp duty, register the agreement and collect all receipts.
Pinjore has a milder feel than the hot plains. The Shivalik foothills bring cooler evenings, greener surroundings and views that many city buyers miss. Summers are warm and winters are cool, and the monsoon brings the rivers and seasonal streams to life.
Weekend life is easy. Yadavindra Gardens is a classic family outing, and the road up to Kasauli, Shimla and other hill stations begins nearby. The Kalka-Shimla toy train is a favourite with visitors. In the other direction, Chandigarh offers the Rock Garden, Sukhna Lake, malls and restaurants.
The trade-off is the distance from daily services. Large hospitals, premium schools and big shopping are mostly in Panchkula and Chandigarh, so plan your regular trips. Ask the sales or resale team where the nearest clinic, pharmacy and school are today.
For retirees and remote workers, the calm setting can be a strong plus. For young professionals who want city life, a Panchkula or Chandigarh home may fit better. Be clear about which lifestyle you want before you commit.
Because DLF reports the project as sold out, resale is the main way in. A resale deal involves an existing owner, so the checks are different from a new booking. Start by asking for the allotment letter and the builder-buyer agreement and confirm that the seller is the registered holder.
Next, ask how much the seller has already paid to the developer and what is still due. Construction-linked payments continue after you take over, so the pending amount is part of your cost. Ask the developer about transfer charges and the process for recording the new owner.
Check the unit itself: tower, floor, direction and view. Compare the seller's asking price with the launch rate of about Rs 9,000 per sq ft and with other recent resale offers. A seller who has already paid a large share may ask for a premium, so negotiate on the full picture.
Use a lawyer for the transfer, make payments through the banking system, and keep every receipt. We can share current owner offers and explain the steps if you would like help.
Tell us your budget and whether you want a 3 BHK, a larger home or commercial space. We share the cost sheet, resale options and the first price list for any new Pinjore launch.
